One of the first questions sellers ask me is, “What is my home worth?”. That is a question that takes some research to answer. You may have noticed that there is not a link on my website to any automated home value sites such as Zillow. The reason for this is that the estimated home values those sites provide is often significantly inaccurate.

The only way to properly estimate a homes value is to inspect the property and to research comparable sales and market activity in the area. As you can imagine this process takes significantly longer than just clicking a mouse.

As your agent, there are a number of things that I will do to get your home sold:

  • Provide guidance in preparing your home for sale prior to listing it. I will walk through your home with you and make suggestions regarding repairs and improvements to not only help your home sell quicker but for more money.
  • I will talk to you about ways to stage your home for maximum buyer appeal. Home staging is extremely important in today’s market. My years of real estate experience, as well as the knowledge I acquired in order to obtain a Certified Interior Decorator (C.I.D.) designation, make me well-qualified to assist you with home staging.
  • Together we will review market sales and listing data so that you can make an informed decision about what price to place on your property.
  • Your property will be listed for sale in the Multiple Listing Service. I will showcase your home with numerous professional-quality, attention-grabbing color photos.
  • Your home will be advertised for sale on numerous websites to maximize market exposure.
  • Place a “For Sale” sign on your property and put a lockbox on your home (with your permission) to allow easy access for agents wanting to show it.
  • Prepare an attractive flier describing the features of your home. This flier will be available to interested parties who drive by your property.
  • An e-mail flier advertising your home for sale will be sent to thousands of local real estate agents. These agents may have interested buyers.
  • Contact other Realtors® who have shown your home to gain valuable feedback.
  • Work on your behalf to evaluate and successfully negotiate offers on your property.
  • Monitor all aspects of the transaction once your home is under contract to ensure that escrow closes on time.
